Nashville has three distinct plumbing populations and they fail in different ways. Pre-war homes in the older neighborhoods still have galvanized supply lines that rust closed from the inside, so pressure drops slowly over years until one tap barely runs. Houses built between roughly 1978 and 1995 across the suburbs may have polybutylene, which fails without warning at the fittings and is effectively uninsurable. Anything newer is copper or PEX and generally gets repaired rather than replaced.
Middle Tennessee also has cold snaps that are short but hard. Pipes here are often run through vented crawl spaces and unconditioned garages that would never be acceptable further north, and a two-day freeze does real damage every few winters. The other constant is tree roots — mature water oaks and silver maples across Davidson and Williamson County find clay sewer laterals and every joint in them.
